APPLICATION - A completed application is required to be placed on the wait list and/or secure a bedspace or apartment. Availability is not guaranteed!
DEPOSIT - The deposit, non-refundable admin fee and signing lease are required within 24hrs from receiving approval or application may be cancelled. When a placement is assigned. Deposit is refundable within 3 days after sign lease date. Deposit will either be equal to 1 or 2 months of rent. Deposit will not be applied to rent or any other charges (if applicable).
AVAILABILITY - Bedspaces or full apartments availability changes daily.
MOVE-IN DATE - We require first and last month's rent to be paid on move-day plus other charges (if applicable). The lease date is NOT your move date. Moves are not allowed to occur on a Saturday or Sunday.
RENTAL RATES - The rental rate advertised is the base rent of the specific bedroom/bathroom in a shared apartment (2x2, 3x3 or 4x4). Does not include utilities, parking and furniture. The "All Inclusive: rates are provided over the phone.
SCREENING - After submitting application, the screening will automatically start reviewing credit, income and background. Approvals are not guaranteed. This process can take up to 72 hours for final decision.
ALL-INCLUSIVE LEASE - Admin fee $149. Rent includes; parking, furniture and utilities.
NON-INCLUSIVE LEASE - Admin fee $299. Rent does not include parking $35, furniture $60 and utilities (based on usage).

SITE-UNSEEN - If you apply "site-unseen", we cannot guarantee size, layout of bedroom and/or apartment will be acceptable for your needs. On move-in day, there is no guarantee, the bedspace can be changed. Depending on the request, additional charges may apply.
If you cancel, this will result in the forfeit of the deposit.
